There's one next door to us which produced when it was about 15-20yo. Nothing in the 5 years since then.
...to produce cones, so it's less to do with the age of the specimen, than with the availability of another tree in the area.
My friend's front garden one was cone-less for many years, then last year it fruited: he now has dozens of tiny seedlings!
